REASON FOR SALE..... We are now divorced... need to sell and move on.

The land and build cost (in 2005) was 7.5 million pesos + another 0.5 million for the strong reinforced concrete retaining wall as the swimming pool was built into the volcanic rock on the hillside below the house. The house and lot for sale in Cebu has 4 levels and has massive potential to create more rooms under the existing house. ie. a gym, an entertainment area or two self contained apartments under the main house. The house is was constructed in 2005, built into the hillside above Cebu city in the South Hills sub division, yet only a 10 - 15 min drive to the main shopping areas. It has 4 floors and it's own bridge connecting to the road. There is also a swimming pool on the lower level with a strong concrete retaining wall. The lot size is 512 sq mtrs

The house has been completed on 2 levels and is very spacious with 225 sq mtrs of living space. However, if the further 2 levels under the house are completed (another 200 + sq m) to make a huge house of 4 levels. The value then would be about 20 million. Alternatively, our plan was to create TWO self contained apartments with private access.

To complete the extra 2 levels and finish the pool, garden and landscaping will cost

The swimming pool needs a new pump and cleaning as it has not been used for a few years as we live in the UK. We have housekeepers living in and looking after the property and viewings can be arranged anytime.

Top floor is fully competed and is the living area, dinning area and has a kitchen area with views all around (see pictures at top of this page)

Second floor down has 3 bedrooms with a master bedroom ensuite, two other bedrooms and a toilet / shower room. As you can see in the pictures above another 2-3 rooms can be created or a self contained apartment with it's own access from the road.

Third floor has 3 rooms completed and is used as our housekeepers level. It has a bedroom, kitchen and shower/wc . The level also has lots more space to develop if required. Our plan was another self contained appartment... with us living at the top and renting two apartments below for extra income/ pension.. Fourth floor only has a small box room which has a door that leads to the swimming pool and outside entertainment area. The plan was to fill in the area around the pool and have a deck or grassy area all around the pool. The views from there are amazing and one can look out over the green valleys in one direction and the Ocean in another direction. There is also a lot of room under the house at this level to make a fantastic entertainment area...
